Design Eleven is a small, owner-led architecture and construction studio based in Anuradhapura. Founded in 2020, we deliver residential builds, commercial projects, and interior finishing across Sri Lanka.

The story
A small crew, careful work.
Design Eleven was founded in 2020 by Isuru Thilakarathneafter years working on residential and commercial sites across Sri Lanka. The decision to start independently came from a simple frustration: too many projects were being managed by people who weren't actually on site.
Today, we're a small, owner-led crew. Our principal is at every site visit, every key decision, every handover. We don't take on more projects than we can supervise properly — that's the trade-off, and it's one we're happy to make.
Our work spans residential builds, commercial construction, and interior finishing — but the throughline is the same: clear communication, honest pricing, and craftsmanship we'd be proud to put our name on.
Principles
How we actually work.
Four things we hold ourselves to, on every project, regardless of size.
We finish what we start.
Half-built projects, abandoned sites, ghosted contractors — we know the stories. We don't add to them. Once we commit, we deliver.
Site is sacred.
Your home, your office, your land. We treat it like ours: clean, secure, respected. Crew shows up on time, leaves the site tidy, and protects what's already there.
Honest estimates.
Itemised quotes in writing. If something changes, we tell you before we do it — never as an invoice line at the end. No vague 'extras', no surprises.
Owner-led, always.
Our principal is on every site, every week. Decisions go through someone who knows the build, not a manager who's never seen it. You always know who's responsible.
